The lots we see most

• Boiling Spring Lakes. Thousands of platted quarter-acre and half-acre lots in pine woods. Most clear in one to two days once the plan is set.
• Leland and the 17 corridor. Infill lots around Brunswick Forest and the older grid streets, where access is tight and the neighbor's fence is three feet from your property line. Slower, more careful work.
• Southport, St. James, Oak Island. Smaller lots, bigger trees, and town rules that actually apply. Oak Island requires a tree removal permit on developed property, heritage trees need an arborist report, and the town takes about ten business days to process it. We can't speed the town up; we can make sure the paperwork is right the first time.

Most Brunswick County homesite lots land between $1,500 and $5,000 flat. Tree density and stump removal set the number, and a ten-minute walk sets the quote. If your builder gave you a site plan, send it; pad location changes what has to be grubbed versus what can just be mulched, and that can shave real money.
